Position: Project Manager (Estimating your own projects)

Location: Augusta, GA

Salary: $85,000 - $110,000 + Uncapped Bonus potential (on average our PM's bonus over $50k annually with top performers doubling their salary)

 

Job Overview

The Project Manager is responsible for overseeing construction projects from start to finish. This includes managing, planning, and tracking progress, as well as handling tasks such as estimating, bidding, and the contract process once the project is awarded. The Project Manager will manage budgets, coordinate subcontractors, and supervise the entire construction process to ensure successful project delivery.

Key Responsibilities and Duties

  • Meet with clients to discuss potential projects and generate new business opportunities.
  • Collaborate with architects and owners on Design Build projects to ensure the project aligns with client expectations and remains profitable.
  • Review project plans and develop a list of subcontractors and materials needed for the project.
  • Analyze received bids to ensure competitive and profitable pricing.
  • Prepare contract documents (AIA owner and subcontractor contracts) to limit company liability.
  • Communicate with local authorities to track the permit process and ensure timely project start.
  • Create pay applications, Schedule of Values, and necessary billing documents to ensure complete and accurate billing by the 25th of each month.
  • Hold job meetings with project stakeholders to provide updates on progress and address any issues.
  • Communicate effectively with owners to resolve problems and provide answers.
  • Provide direction to subcontractors and vendors to ensure the project remains on schedule and within budget.
  • Document all communications in writing to minimize liability.
  • Gather pricing and information for cost adjustments when changes to plans or contract documents occur.
  • Ensure accurate coding of invoices for cost tracking and project profitability analysis.

Qualifications

  • 5+ years of construction management experience or a degree in Building Science or a related field.
  • Ability to read technical drawings and documents, and ensure fieldwork aligns with project plans and specifications.
  • Proficiency in communication tools (cell phone, email, computer) and experience with Construction Management Software.
  • Physical ability to visit job sites, including climbing stairs or other elevated structures, and the ability to lift up to 50 pounds.
  • Willingness to work more than 40 hours a week to meet project deadlines.
  • Ability to travel to job sites as needed.
